Lower risk: Corporate tenancies are better guarantors of on-time rental payments with significantly lower voids than regular tenancies. National Corporate Rentals takes it even further by guaranteeing rent for every month of your agreement.

Less stress: National Corporate Rentals essentially takes over the management of your property, allowing you to sit back and watch the rent roll in every month! We only contact you about major incidents or repair work concerning your property, taking care of the rest (including the occupants) free of charge.

Better Landlord protection: Compared with private tenants, we utilize a “license to use” agreement for our customers which means that there is no eviction protection under the PIE Act for the users of the property (much like a guest house), meaning agreements are much easier to end and you will not have to go through a lengthy court process to get your property back!

Weekly cleaning & property care: We clean all our properties every week using professional cleaners. Additionally, we carry out maintenance checks every month and fix minor repairs without any extra hassle or cost for the Landlord.

Any insurance the landlord decides to take out protecting the contents of a property is completely discretionary and is not part of any agreement with National Corporate Rentals. The landlord is not liable for any of our possessions at the property.

It is advisable for Landlords to have home owners insurance where this is not already provided under a service agreement with a Body Corporate or HOA.

Landlords may wish to seek additional cover under a Landlord’s Insurance policy, however, this is not mandatory.

Yes, we always produce a check-in inventory and schedule of condition. This helps to make sure there are no disputes.

You, as the property owner will always be responsible for paying the bills like property rates, taxes, levies, utilities, etc.

We carry out monthly maintenance inspections and our facilities team will take care of any minor issues. If an occupant has an urgent maintenance issue, we take their call and we take care of it. Our maintenance team carries out an initial inspection as soon as an issue becomes apparent, this is free of charge and 90% of issues are fixed on the spot without having to schedule another visit.

If we cannot repair the issue we will seek to use external contractors at fair market rates. If the item is for the Landlord’s account, we notify the Landlord as soon as a contractor is required, providing an opportunity to source their own contractor or seek the use of an insurance policy if necessary.
